Why do I need a Realtor if the builder already has a sales agent on site?
The builder’s sales representative is an employee of the construction company. Their legal fiduciary duty is to secure the highest price and most favorable terms for the builder. Hiring Mysti as your independent agent costs you nothing extra, but it gives you a dedicated professional whose sole legal obligation is to protect your equity, negotiate price drops or structural incentives, and hold the builder accountable.

Does hiring a Realtor mean the builder will charge me more for the home?
No, absolutely not. Builders build the cost of real estate commissions directly into their marketing budgets. If a buyer walks in without representation, the builder simply pockets that extra profit or pays it directly to their own sales representative. You will not get a discount for buying a home without an agent, but you will lose your contractual protection.

Should I still get a home inspection on a brand-new house?
